
Whenever you visit friends or family in Ottawa, on your drive you may pass many a street that’s neither an avenue, cul-de-sac nor boulevard, but rather is signed as a “Private”, meaning it is contained within a subdivision whose infrastructure services are not supplied by the host municipality.
It was only a matter of time before the concept would migrate to Arnprior.
Indeed, the Town has spent portions of many municipal meetings over the past couple of years discussing what the parametres of such a concept would be should a developer wish to explore those possibilities locally.
With Pegasus Village Creek, planned as an offshoot of Desmond Trudeau Drive, that moment has arrived.
While no longer required under the Planning Act since passage of the “Building Homes Faster Act” at Queen’s Park, a public meeting has been held, and the concerns or questions expressed were summarized for Arnprior Council Monday (May 27th), before passage of a Zoning Bylaw Amendment required to authorize the development.
Engineering Officer Ryan Wall spoke to some of the variances at the Monday meeting.
Because the private roads allowed will be a width of 6.7 metres, there will be no on-street parking permitted to maintain Fire Department access, if and when required.
The developer had suggested 5 metre front yards, but the Town prefers 5.5
Another adjustment the municipality would like to see should eliminate bottlenecks getting on and off of Desmond Trudeau Drive.
The theory is that reductions of scale utilize less land per unit, and thus if not officially classed as “affordable” means those contemplating purchase under the condominium option receive more value for their investment.
By-law number 6875-18 (summarized on Agenda Pages 80-82) authorized the requested Site Plan changes, and moves the initiative to its next phase of consideration.
